So you’ve found your dream house and the seller accepted your offer. You are on cloud nine and can hardly believe that in a few short weeks you will be moving into your very own home. This is a great feeling, but unfortunately there are a few mistakes that will derail your path to closing and could cost you your dream home.

  • Hold off on any big purchases

Your offer got accepted and you will be moving into your new home within a few weeks, so its only natural to get excited and want to buy new furniture for your new home, right? This move could actually cost you your new home, as your credit is being closely monitored right up until closing. A big purchase, such as new furniture or a new car, will throw off your debt-to-income ratio, and that’s something banks will take into consideration and may even reconsider your mortgage.

  • Don’t open new credit card accounts

The same rule applies with credit cards. Any new debt will be factored into your ability to pay your mortgage, even if you got a great financing deal on your new furniture any don’t have to make any payments for a year. Your lender will still take those future payments into consideration and re-evaluate your ability to pay the new mortgage. According to Market Watch, an ideal debt-to-income ratio is no more than 28% of your house payment.

  • Don’t close any accounts

While it may be tempting to clean up your finances by closing any old or unused credit card accounts, don’t do it. Closing any accounts will negatively affect your credit score, and during the home-buying process you and your finances are under a microscope, so any small change could cause a big delay or even the loss of a mortgage.

  • No sudden changes

Lenders are not big fans of unpredictable income, even if that unpredictable income is a bigger paycheck from a new job. If you are offered a promotion or a new job with a better salary during your home buying process, tell your lender right away so that they can help you get the new, vey important financial information they need right away. If you can get a letter from your new employer confirming the security of your new job, even better. Lenders don’t like sudden changes, but if you have to make a change in the middle of closing on your dream home, be proactive and communicate often with your lender.

Local Business Spotlight: The Local Butcher

No small town is complete without a local butcher shop, and New Smyrna Beach is no different. This week we are featuring The Local Butcher on Canal Street.

Located on 430 Canal Street, The Local Butcher has developed a reputation for life-changing BLTs, mouth-watering handmade sausage and the melt-in-your mouth Butifarra Pork sandwiches. Locals and tourists alike can’t help but to follow their noses to the tantalizing smells wafting out of The Local Butcher, one of the many gems of New Smyrna Beach.

Joel, the owner, was born and raised in New Smyrna and opened The Local Butcher over a year ago with his wife.

“We thought that there were enough people out there who wanted a higher quality of meat,” said Joel. “We sell fresh meat and we make sandwiches. We don’t have a huge variety, we just have really high quality meat,” said Joel.

For Joel, high quality meat means premium meat with no hormones or antibiotics, ranging from steaks to pork chops to sausage.

“I make all of the sausages here myself. I actually grind the ground beef, which is a little different than the stuff you would find in a grocery store,” said Joel.

Even though the premium meat is the main attraction, the sandwiches are starting to develop a reputation of their own. With six or seven sandwiches in the menu, Joel and his team are changing the way New Smyrna Beach lunch- game. Review on Yelp and TripAdvisor both rave about the way Joel is able to take a classic, such as the BLT, and transform it and “raises the bar” using high quality bacon and with the ideal combination of sweet and saltiness.

After working in a grocery store meat department for 18 years, Joel decided to open The Local Butcher so that he could cater to those looking for premium meat with no hormones or antibiotics, but also spend more time with each customer.

“We wanted to actually build relationships where people come in and you get to talk to them- pretty much everyone who comes in now I know by name,” said Joel. “You get to have conversations with them, see how they are doing and see how their kids are growing up, so that’s a lot of fun.”

Local Business Spotlight: Paddleboard NSB

With the Mosquito Lagoon, Ponce Inlet and miles of beach, New Smyrna Beach is a dream for every water sports of all kind, but especially paddleboarding. This week we are featuring a Paddleboard New Smyrna, a local business that has been getting people out on the water for years.

 

According to Erik, who runs Paddleboard NSB along with his family, is just wrapping up its fifth summer in New Smyrna and is a one-stop shop for anyone interested in paddleboarding.

 

“We offer paddleboard tours, rentals and sales,” said Erik. “We really are an event driven company; we host a lot of different social events and athletic competitions from paddleboard surfing to paddleboard racing.”

 

Events such as Ride the Tide Paddle Battle to Sunday Brunch Paddles, to Sunset Shootouts, are favorites amongst the locals and are a good example of why New Smyrna is anything but a sleepy beach town.

 

However, if paddleboard racing doesn’t sound like the relaxing Saturday you had in mind, you can always take the more relaxed alternative and partake in a dolphin or manatee tour.

“We’re pretty blessed that we have a lot of natural wildlife that usually puts on a good show for us,” said Erik. “We have dolphin tours that run almost daily off our back dock. There’s a pod of dolphins that congregate and feed about three quarters of a mile down the canal- they put on a better show than SeaWorld.”

 

Are you interested in catching fish than finding them? Paddleboard fishing is for you.

 

“We have half and full day paddleboard eco fishing tours that will be offered through mosquito lagoon. We set them up with all the equipment they need and they have a guide that will take them out to the area and hopefully set them up with some fish.”

 

If you still aren’t convinced that paddling down the lagoon while balancing on a board is your thing, Erik assures beginners that paddle boarding is much easier than it looks.

 

“It’s only as hard as you make it, the learning curve is extremely fast,” said Erik.
